Many real estate agents like to tell their buyers that you don’t pay for the commission. Well, that is not exactly true. You are paying for the agent’s commission, but it’s baked into the sales price and does not come directly out of your pocket. Unless otherwise agreed upon, the Seller pays both the Listing Agent and Buyer Agent commissions from their proceeds at the close of the sale. If for some reason that’s not the case for a particular home, then you would be informed and you can factor that into your hone buying decision. 

The first step to hiring a real estate agent to buy a home in Longmont, Boulder, Erie, or other Colorado communities is to find a good match! Check out the agent’s social media, their website, and testimonials to find out if that agent is a good fit for you. Next, meet with that agent to learn more about them and their expertise. Once you find a good match, you’ll enter into a contract to formalize your working relationship. This doesn’t mean that you HAVE to purchase a home, just that you’re committed to the process. It also allows for the real estate agent to put your interest above all others, including ourselves!

After you’ve found a reliable and trustworthy agent, you’re now ready to go through the activities on finding your dream home! Before you start your home search, it’s important to go through the pre-approval process and meet with a lender. The lender will be able to determine the loan aka the amount of money that you’ll be qualified for. Once the lender determines the amount, they will issue a pre-approval letter. This letter will also be used when you submit your offer to show the seller’s that you’re well qualified for the purchase of the home. 

The process of buying a home is dependent on many different things. Often, the search to find your perfect home can be lengthy depending on the market, but once you present an offer that’s accepted, 

There are several things to consider before going out and purchasing a home. Here are a few of my top recommendations: 

– Determine how much money you can put down for a down payment. 
– Investigate down payment assistance programs like CHFA to see if you qualify. 
– Think about the ideal neighborhood you would like to live in and spend some time exploring the area. 
– Right down a list of your “must haves” when it comes to the home you want. 
– Determine what level of work you want to put into a house after the purchase. Most houses will need some maintenance, so remember to be realistic about your budget.
